The applicant wishes to enter into a development agreement to permit the construction of three townhouse units and two backyard suites. The major aspects of the proposal are as follows:
- Townhouse units will be 3 storeys tall and approximately 960 square feet each;
- Backyard suites will be approximately 700 square feet each and will meet requirements for backyard suites as set in the Timberlea / Lakeside / Beechville Land Use By-law.
- The dwellings would be located off a shared access driveway which contains ten parking spaces;
- Retention of existing trees and vegetation;
- The residents would have access to a shared outdoor amenity area;
- The yards and walkways will be landscaped;
- The driveway will be buffered by vegetation to the east.
The Development Plans (provided below) outline the development proposal in detail, and include information related to the location of proposed buildings, parking, walkways, and amenity spaces.
Process
The application will be considered under the Timberlea/Lakeside/Beechville Municipal Planning Strategy, under Policy UR-9. This policy allows Council to consider townhouse developments within the Urban Residential Designation through a development agreement. Development agreements are discretionary applications, meaning that they require the approval of Council to proceed. This document outlines the process and public engagement requirements for a development agreement.
Status
Public consultation has concluded for this application. Comments from the public have been received and further review of the proposal by municipal planning staff is ongoing.
