Application by ZZAP Consulting Inc. for a development agreement for a mixed commercial – residential development at Broad Street & Larry Uteck Blvd. (PID 41400292), Bedford West Sub-area 6.
Proposal
The applicant wishes to enter into a development agreement with the Municipality to establish a mix of commercial and residential uses on the site, to be constructed in two phases. Phase 1 will consist of all commercial uses (a grocery store and retail), to be located on the bottom (southern) portion of the property. The second phase will establish residential uses on the remaining lands, at the top of the site (northern region).
The Development Plans (provided below) outline the development proposal in detail, and include information related to the site plan, building elevations, and a traffic impact statement. The current proposal is only dealing with the first phase of development. The second phase of development will be initiated through a separate application by the applicant, at a later date.
Process
The application will be considered under the Development Agreement process.
Status
The applicant has requested to put this application on hold while they consider a new design for the site. The review process for this application will re-start once a new design or application is submitted to the Municipality for review.
Documents Submitted for Evaluation
The applicant has submitted plans and studies required by HRM staff to properly evaluate the application. The documents are also available for review at the Planning Applications Office at 5251 Duke St., 3rd Floor, Suite 300, Duke Tower, Halifax.
