Application by Sightline Planning + Approvals, on behalf of the property owner, to develop a 50-lot subdivision with single and two-unit dwellings on PID 40000382 off Lockwood Avenue, Herring Cove.
Proposal
The applicant wishes to subdivide PID 40000382 into 50 lots with single and two unit dwellings on new public streets. The major aspects of the proposal are as follows:
• Proposed street extension off Lockwood Avenue;
• A total of 73 units proposed over 50 lots;
• Proposed street connection to a proposed subdivision on the neighbouring parcel to the southeast, which is currently under review (PLANAPP-2023-00563); and
• Retention of an existing wetland and proposed open space.
The Development Plans (provided below) outline the development proposal in detail, and include information related to the proposed concept plan, rationale letter, and servicing information.
Process
The application will be considered under the Development Agreement Process.
Status
This application is currently under review by internal HRM Departments such as Development Engineering, Land Development & Subdivision, Planning Applications, Environment & Climate Change, Transit, Civic Addressing, and Parkland Planning, as well as external agencies such as Halifax Water, NS Power, the NS Department of Communities, Tourism, Culture, and Heritage, and Halifax Regional Centre for Education.

The applicant has submitted plans and studies required by HRM staff to properly evaluate the application. The documents are also available for review at the Planning Applications office in Downtown Halifax at 5251 Duke Street, Halifax, Suite 300.
