A PUBLIC HEARING ON THIS APPLICATION WILL BE HELD BY NORTH WEST COMMUNITY COUNCIL ON FEBRUARY 10, 2025. PLEASE SEE THE STATUS SECTION BELOW FOR MORE DETAIL.
Request
Application requesting to add “automotive and recreation vehicles, parts, & accessories sales and services” as a permitted use within the Light Industrial (ILI) Zone of the Bedford Land Use By-law.
Proposal
The applicant is requesting to add “automotive and recreation vehicles, parts, & accessories sales and services” as a permitted use within the Light Industrial (ILI) Zone of the Bedford Land Use By-law.
The business currently operating on this property began before the Bedford Land Use By-law was enacted. The property's zoning does not permit the current use, classifying it as a "non-conforming use" under the Bedford Land Use By-law and the Halifax Regional Municipality Charter. This designation allows the business to continue operating but prohibits any expansion.
The property owner wishes to construct a new dealership building, which would be considered an expansion of the business. As a result, the property owner is requesting that the current use be added as a permitted use under the Bedford Land Use By-law.
This proposed amendment would permit the use on the subject property, but it would also extend the use to all lands zoned Light Industrial (ILI) under the Bedford Land Use By-law. For reference, those lands are mapped here and here.
Process
The application will be considered under the Land Use By-law Amendment process.
Status
A public hearing will be held by North West Community Council on February 10, 2025 at 6:00 p.m. at Halifax City Hall (Council Chamber 3rd Floor), 1841 Argyle Street, Halifax
All oral and written submissions will be considered at that time. Written submissions are welcomed and encouraged in advance of the hearing itself. These submissions are distributed to all Councillors and considered at the time of their decision. Written submissions may be forwarded to the Municipal Clerk by e-mail; by fax, 902-490-4208; or by mail, P.O. Box 1749, Halifax, NS, B3J 3A5. Written submissions must be received by the Municipal Clerk’s Office as early as possible and not later than 3:00 p.m. on February 10, 2025. Please allow sufficient time for delivery.
