Request

Request from Matthew and Jordyn Howse to enter into a development agreement to allow a café use in an existing accessory building.

Proposal

The applicant wishes to enter into a development agreement to allow a café on the subject property in an existing accessory building. The existing building was previously a woodworking shop and is recognized as an existing commercial use in the Land Use By-law for Lawrencetown. The Lawrencetown Municipal Planning Strategy enables Council to consider changes to existing recognized commercial uses according to policy P-39A, which this application is being considered under.

The major aspects of the proposal are as follows:

  • Renovation to the existing building to accommodate the coffee shop & take out restaurant use.
  • 9 parking spaces (including 1 accessible and two electric vehicle charging stations)

The Development Plans (provided below) outline the development proposal in detail, and include information related to the traffic impact, the proposed building renovation plans, and project rationale. 
 

Process

The application will be considered under the Development Agreement Process.

NOTICE OF PUBLIC HEARING

A public hearing on this application will be held by Harbour East Marine Drive Community Council on January 09, 2025.at Main Floor Alderney Landing, 60 Alderney Drive, Dartmouth, NS.

All oral and written submissions will be considered at that time. Written submissions are welcomed and encouraged in advance of the hearing itself. These submissions are distributed to all Councillors and considered at the time of their decision. Written submissions may be forwarded to the Municipal Clerk by e-mail; by fax, 902-490-4208; or by mail, P.O. Box 1749, Halifax, NS, B3J 3A5. Written submissions must be received by the Municipal Clerk’s Office as early as possible and not later than 3:00 p.m. on January 09, 2025. Please allow sufficient time for delivery.
