TAKE NOTICE THAT NORTH WEST COMMUNITY COUNCIL did, on DECEMBER 9, 2024 approve the following application:
PLANAPP-2024-00385- Sightline Planning & Approvals are requesting to amend Appendix A-1 of the Beaver Bank, Hammonds Plains and Upper Sackville Land Use By-law, to increase the permitted number of units from 57 to 64 on PID 00346874.
Any aggrieved person, the Provincial Director of Planning, or the Council of any adjoining municipality may, within fourteen days of the publishing of this notice, appeal to the Nova Scotia Utility and Review Board (902-424-4448) in accordance with the provisions of the Halifax Regional Municipality Charter.

Request

Proposal
Sightline Planning & Approvals, on behalf of the property owner, are requesting to amend Appendix A-1 of the Beaver Bank, Hammonds Plains and Upper Sackville Land Use By-law, to increase the number of units from 57 to 64.
A development permit for “Senior Citizens Housing” was issued for the subject property on February 6, 2023. In October 2023, the land use by-law was amended to remove Senior Citizens Housing as a permitted use, with the exception of specific lots that had active permits for Senior Citizens Housing. These specific lots, including the number of units permitted, were added to the land use by-law as Appendix A-1.
Following the land use by-law amendments being presented to Regional Council for First Reading, the applicant brought to staff’s attention a potential discrepancy in Appendix A-1, which lists PID 00346874 (2361 Hammonds Plains Road) as having 57 approved units. Staff conducted a preliminary review of the issue and determined that there is merit for a more detailed review through a land use by-law amendment.
The Development Plans (provided below) outline the development proposal in detail, and include information related to proposed building elevations and floor plans, parking locations, and on-site sewage disposal fields.
Process
The application will be considered under the land use by-law amendment process.
