Public Open House

A Public Open House will be taking place for this application on Monday, February 3, 2025 starting at 6:30 pm at the South Woodside Community Center, 5 Everette St., Dartmouth

Zzap Consulting is requesting, on behalf of the landowner of 23-28 Novawood Drive in Dartmouth (PIDs 00259820, 00259812, 00227629, and 00227611) to rezone and enter into a development agreement for the development of two 5-storey multi-unit residential buildings.

The applicant wishes to rezone the lands from Two Family Residential (R-2) to Multiple Family Residential (R-3) and to enter into a development agreement in order to allow for the development of two 5-storey multi-unit residential buildings. The major aspects of the proposal are as follows:

  • Two 5-storey multi unit residential buildings
  • Building A – 55 residential units
  • Building A – 23 parking spaces (20 located underground and 3 surface spaces)
  • Building B – 50 residential units
  • Building B – 26 parking spaces (17 located underground and 9 surface spaces)

The Development Plans (provided below) outline the development proposal in detail, and include information related to location of proposed buildings, parking locations, driveway access, elevations and preliminary servicing.

Process

The application will be considered under the Rezoning and Development Agreement Process 

Status

The application is currently in the public engagement stage of the process. We are seeking the public’s feedback on the proposal.

Opportunities to learn more about the proposal and provide your feedback include:

  • Dropping into to a Public Open House on Monday, February 3, 2025, from 6:30 p.m. to 8:30 p.m. at South Woodside School, 5 Everette St, Dartmouth. Presentation boards will be on display outlining details of the proposal with HRM staff and the applicant in attendance to answer questions and receive feedback. Staff will be collecting public feedback through 1-on-1 conversations during the public drop-in sessions. A formal presentation will not be provided;
  • An online presentation from the Planner, which can be found at: https://www.shapeyourcityhalifax.ca/planning-applications;

Feedback on the proposal will be collected up until February 28, 2025.
