Request
Request from WM Fares on behalf of the property owner to enter into a Development Agreement for a 19-unit, 3-storey Multiple Unit Dwelling at 658 Pockwock Road, Upper Hammonds Plains.
Proposal
The applicant wishes to enter into a Development Agreement at 658 Pockwock Road (PID 41029190) to construct a new 19-unit, 3-storey multiple unit dwelling. Policy P‐47B in the Beaver Bank, Hammonds Plains & Upper Sackville Municipal Planning Strategy states that Council may consider permitting multiple-unit residential dwellings through a development agreement, which this application is being considered under. The major aspects of the proposal are as follows:
- One 3-storey multiple unit dwelling with a total of 19 residential units;
- 29 underground parking spaces and 10 bicycle parking spaces on the ground floor;
- Shared indoor amenity space for residents on the ground floor; and
- Access via a private driveway from Pockwock Road.
The Development Plans (provided below) outline the development proposal in detail, and include information related to the project rationale, traffic impact, landscaping, lot grading, sediment erosion and stormwater.
Process
The application will be considered under the Development Agreement process.
Status
Currently this application is at the team review stage of the process where the request is reviewed by internal municipal staff from Development Engineering, Land Development & Subdivision, Environment and Climate Change, ANSCAP (African Nova Scotia Community Action Plan), P&D Priority Plans, and Fire Prevention as well as external agencies from the NS Department of Tourism, Culture & Heritage - Special Places Heritage Promotion and Development, and Halifax Water.
