10.1 STAFF
10.1.1 Case 21288: An Application by WM Fares Architects to consider a residential building by development agreement at 2859 Robie Street, Halifax.
The applicant wishes to amend the Halifax Peninsula Land Use By-law to add the subject site to Schedule Q and enable a 17 storey residential building by development agreement. The major aspects of the proposal are as follows:
• 17-storey tower including a four-storey streetwall (approximately 184 feet in height)
• 10,000 square feet of ground floor commercial space
• 107 Residential Units with 56% being two bedrooms or greater
• 1,500 square feet of indoor amenity space
• 93 parking spaces with access to underground parking facilities off Macara Street
In preparing recommendation to Halifax and West Community Council, the Committee is being asked to assess potential impact on the community with regard to the following:
- Compatibility and impacts on adjacent properties
- Street level design
- Building design and massing
